Article 1: Scope of Application
- Accommodation contracts and related agreements concluded by Guest House Ki-to-Eda (hereinafter "the Guesthouse") shall be governed by these Terms and Conditions. Any matters not provided for herein shall be governed by laws and regulations or generally established customs.
- Notwithstanding these Terms and Conditions, special contracts may be accepted within the scope that does not violate laws, regulations, or customs.
Article 2: Application for Accommodation Contract
- The representative applying for an accommodation contract shall provide the following details to the Guesthouse.
- Names of all guests including the representative, the representative's address and telephone number, dates of stay and departure, gender breakdown of guests, and age groups.
- For non-Japanese guests: Nationality, passport number, and other matters deemed necessary by the Guesthouse.
- If a request to extend the stay is made during the stay, it shall be treated as an application for a new accommodation contract at that point.
- Minors under 18 (including high school students) are not permitted to stay alone without parental permission. Submission of a parental consent form for all such guests is required.
- Guests under primary school age may only stay in private rooms; they cannot use the dormitory (shared room).
- The female-only dormitory is for women only, and entry by men is strictly prohibited.
Article 3: Formation of Accommodation Contract
- An accommodation contract is formed when the Guesthouse accepts the application as described in the preceding article. However, this does not apply if the Guesthouse proves that it did not accept the application.
- For applications involving a total of 6 or more beds, the full accommodation fee must be paid by the specified date. The contract is formed upon confirmation of payment; until then, it is treated as a provisional reservation.
- In cases falling under Articles 4 and 5, the accommodation fee will be applied first to cancellation fees and then to compensation for damages. Any remaining balance will be refunded, with bank transfer fees borne by the guest.
Article 4: Refusal and Cancellation of Accommodation Contract by the Guesthouse
The Guesthouse may refuse to conclude an accommodation contract, or may cancel the contract even after it has been formed, in the following cases:
- When there are no vacancies.
- When the application does not comply with these Terms and Conditions.
- When it is recognized that there is a risk of acts contrary to laws, public order, or good morals.
- When a guest is recognized as a member of an organized crime group or anti-social forces.
- When a guest clearly has an infectious disease.
- When violent demands are made, burdens exceeding a reasonable range are requested, or similar acts have occurred in the past.
- When accommodation cannot be provided due to natural disasters, facility failures, or other unavoidable reasons.
- When acts that cause a nuisance to other guests are performed.
Article 5: Cancellation of Accommodation Contract by the Guest
- A guest may cancel the contract by notifying the Guesthouse. If the cancellation is due to the guest's responsibility, the following cancellation fees apply:
● For 1–5 total beds:

Date of Cancellation Cancellation Fee From booking confirmation to 14 days before 30% of the accommodation fee 13 days to 7 days before 50% of the accommodation fee 6 days to 2 days before 70% of the accommodation fee Previous day or on the day 100% of the accommodation fee - If a guest does not arrive by 10:00 PM on the day of stay, or fails to contact the Guesthouse by that time, the reservation will be deemed canceled, and the above cancellation fees will apply.
Article 6: Registration of Stay
On the day of arrival, guests are required to register the following at the reception:
- Names of all guests.
- Representative's address, telephone number, and gender.
- Dates of stay and departure, and age groups of roommates.
- Nationality and passport number for non-Japanese guests.
- Other matters deemed necessary by the Guesthouse.
Article 7: Usage Hours of the Guesthouse
- Usage hours for guest rooms shall be from check-in at 3:00 PM to check-out at 10:00 AM.
- Guest rooms and building facilities cannot be used outside of these hours.
- In the case of consecutive stays, facilities can be used all day except on the arrival and departure dates.
Article 8: Payment of Fees
- Payment shall be made in cash (Japanese Yen), credit card, etc., at the time of arrival or when requested by the Guesthouse.
- Accommodation fees will be charged even if the guest voluntarily chooses not to stay after the guest room has become available for use.
Article 9: Compliance with Rules
Guests must comply with the Guesthouse usage rules.
・Front desk service: 8:00 AM – 10:00 PM
・Curfew: None
・Cafe & Bar: 10:00 AM – 10:00 PM
Operating Hours for Ancillary Service Facilities:
・Shared Kitchen: 6:00 AM – 10:00 PM
・Shower Rooms: 6:00 AM – 10:00 PM (except during cleaning)
Article 10: Liability of the Guesthouse
If damage is caused to a guest due to reasons attributable to the Guesthouse, the Guesthouse shall compensate for such damage.
Article 11: Liability of the Guest
If the Guesthouse suffers damage due to the guest's intent or negligence, the guest shall be liable for compensation.
Article 12: Handling of Deposited Items
Guests are responsible for managing their belongings, cash, and valuables unless there is intent or gross negligence on the part of the Guesthouse. Regarding damages such as loss or breakage, if damage is caused to a guest due to reasons attributable to the Guesthouse, the Guesthouse shall compensate for such damage within a reasonable range.
Article 13: Storage of Baggage
- If a guest wishes to leave or ship baggage to the Guesthouse before check-in, such requests will be accepted only during business hours. The Guesthouse shall take responsibility for storing the baggage only when it has agreed to do so, and will hand it over to the guest upon check-in at the front desk.
- The baggage storage service specified in the preceding paragraph is a paid service. Those wishing to leave baggage shall conclude a separate baggage storage contract with the Guesthouse apart from the accommodation contract. However, guests may store their baggage at the Guesthouse for free without a baggage storage contract, provided it is only during the period between their arrival date and departure date.
- Under the Guesthouse's baggage storage service, the items listed in the following items cannot be accepted at the front desk.
- Cash and valuables (securities, precious metals, important documents, design drawings, etc., worth 300,000 yen or more, and items judged as valuables by the user of the temporary baggage storage service).
・Animals, etc.
・Dangerous goods such as volatile or explosive materials
・Firearms, swords, and items likely to be used in a crime
・Raw food, odorous items, and items prone to rot or deterioration - Filthy items and items that may soil or damage the storage area (warehouse).
- Items whose possession or carrying is prohibited by law, and items deemed unsuitable for storage.
- Regarding the Guesthouse's baggage storage service, if damage such as loss or breakage occurs due to the Guesthouse's intent or negligence, the Guesthouse shall compensate for such damage up to a limit of 30,000 yen. However, this is limited to cases where it is proven that the damage was due to reasons attributable to the Guesthouse.
- Regarding the Guesthouse's baggage storage service, the Guesthouse shall not be held responsible for loss or damage to stored items in the following cases:
・Due to force majeure such as natural disasters.
・When the stored items are seized or requested to be submitted as evidence by relevant government offices due to the exercise of judicial power, etc.
・Due to theft.
・Other cases not attributable to the Guesthouse. - If a guest's baggage or belongings are left behind at the Guesthouse after check-out, the Guesthouse shall take measures it deems appropriate based on laws and regulations. When the owner of the baggage or belongings is clearly identified, the Guesthouse may, at its discretion, contact the owner and seek their instructions (however, this is not an obligation). If no instructions are given by the owner, or if the owner is not identified, the items will, in principle, be disposed of after being stored for one week including the date of discovery.
Article 14: Governing Language
If there is any discrepancy between the Japanese and English versions of these Terms and Conditions, the Japanese version shall prevail.
Article 15: Internet Usage
- Guests shall use the internet services within the Guesthouse at their own responsibility. The Guesthouse shall not be liable for any damages incurred by the user as a result of service interruptions due to system failures or other reasons during use.
- If the Guesthouse or a third party is likely to suffer damage, or actually suffers damage, due to acts deemed inappropriate by the Guesthouse in the use of internet communications, the Guesthouse shall charge the user for the amount equivalent to such damage.
Article 16: Changes to These Terms and Conditions
Regarding matters not provided for in these Terms and Conditions or matters deemed necessary for business operations, the contents may be changed without prior notice as necessary.
Article 17: Facilities Within the Guesthouse
- Persons other than registered guests are prohibited from entering guest-only areas. Non-guests may only use the cafe area and lounge on the 1st floor during front desk business hours: 8:00 AM–10:00 AM and 3:00 PM–10:00 PM.
- Female-only areas, including the female-only dormitory, may only be used by female guests. Entry by men is strictly prohibited.
- The Guesthouse's washing machine is available for a fee; please remove laundry immediately after use so as not to obstruct the next user. Furthermore, use of the washing machine is prohibited between 11:00 PM and 8:00 AM the following morning to prevent noise.
- Regarding the available hours for facilities (Lounge, Shared Kitchen, Hair Dryers, Washing Machine): from check-in at 3:00 PM to 10:00 PM, and from 8:00 AM the following morning until check-out.
- The period during which guests may use the building's facilities is from 3:00 PM on the day of check-in until 10:00 AM on the day of check-out. Facilities cannot be used before check-in or after check-out. However, in the case of consecutive stays, facilities may be used all day except for the arrival and departure dates.
Article 18: Conduct
Guests using the Guesthouse must follow the instructions of the Guesthouse staff. Failure to comply may result in a request to leave the premises.
- Entry and exit of the Guesthouse between 11:00 PM and 8:00 AM the following morning is permitted only for guests who have a contract with the Guesthouse.
- The entire Guesthouse is non-smoking. If you smoke, please use the designated outdoor area.
- Please dispose of trash generated within the Guesthouse according to the Guesthouse's sorting rules.
- Persons who have consumed alcohol within the Guesthouse are prohibited from driving automobiles, bicycles, or other vehicles.
- Dangerous goods or items prohibited by law may not be brought into the Guesthouse.
- Lights-out for the entire building is at 11:00 PM. In private rooms, please turn off lights other than reading lights as much as possible. Especially after 11:00 PM, please be mindful of noise so as not to disturb other guests.
Article 19: Responsibility
The Guesthouse shall not be held responsible for troubles occurring between users.
Article 20: Prohibited Acts
- Gambling or acts against public morals within the Guesthouse facilities. Loud voices, singing, or noisy behavior that causes a nuisance to other guests within the Guesthouse facilities.
- Acts recognized as likely to cause a nuisance to other guests due to an extremely filthy body or clothing.
- Using guest rooms for purposes other than lodging, eating, or drinking without the permission of the Guesthouse.
- Bringing items into the Guesthouse facilities that cause a nuisance to other guests.
- Acts of damaging or applying foreign substances to the facilities, equipment, or items within the Guesthouse; acts of altering their current state, such as moving them to other locations without the Guesthouse's permission; and the act of taking items outside the building.
- Distributing or posting advertisements or promotional materials, selling goods, soliciting, conducting business activities, distributing flyers, or engaging in signature campaigns within the Guesthouse facilities without permission.
- Taking photographs or videos of the Guesthouse facilities without permission.
- Copying or photographing publications within the Guesthouse facilities without permission.
- Making photographs or other media taken inside the building public for commercial purposes without the permission of the Guesthouse.
- Other acts deemed inappropriate by the Guesthouse.
Article 21: Information
Third parties other than the Guesthouse are prohibited from using the Guesthouse's trade name, "Guest House Ki-to-Eda."
- The Guesthouse is defined as a "Simple Lodging" (Guesthouse) and is operated under a hotel business license.
- Regarding the handling of personal information registered when using the Guesthouse, guests shall follow the Privacy Policy established by the Guesthouse.
- The Guesthouse may send advertisements or notices to the email address registered during use at its own discretion.
- The Guesthouse holds the ownership rights to photographs, text, and designs posted on this website and the Guesthouse's social media. Unauthorized use is prohibited.
- The contents of these usage rules may be changed without notice, and there is no obligation to provide prior notification.
Article 22: Building Patrols by Guesthouse Staff
Please understand and acknowledge in advance that male staff members may conduct cleaning or security patrols within the building.
